Performs maintenance, repair and operational duties on campus buildings, associated systems and equipment. Areas of work include HVAC, electrical, plumbing, carpentry, fire alarms, special systems, painting and minor construction. Work is performed with emphasis on plumbing-related maintenance and monitoring work (e.g. HVAC, mechanical controls, water treatment, etc.). Responds in an effective and efficient manner to standard and urgent calls related to plumbing, fire alarms, elevator, electrical and mechanical equipment. May work a variety of shifts to ensure 24/7 coverage is maintained. Performs and completes basic maintenance and related activities. Additionally, work will be assigned in a variety of facility types including classrooms, laboratories, offices, common & mechanical spaces and exterior locations. Assist with coordination of tasks and teams with other facility staff or outside vendors to complete assigned duties. The position requires the use of initiative and independent judgment to coordinate work of an assigned team.

-Installs, maintain, operate, and repair of building systems and associated equipment.
-Works with other trades to complete maintenance and installation projects on campus' building systems.
-Prepare and submit work documentation, to include work order submission, changes to system (e.g. directories), etc. Supervises documentation prepared by assigned personnel.
-Updates and maintains mechanical systems information and schematic drawings.
-Install and maintain mechanical systems and equipment such as plumbing networks, boilers, water heaters, back flows, controls, valves, swamp pumps, etc.
-Performs all preventive maintenance on assigned systems and equipment.
-Maintains and monitors building energy management System. Produce reports and energy consumption trends for analysis.
-Monitor and adjust existing plumbing fixtures to ensure the efficient utilization of water and the minimization of waste.
-Responds to and corrects plumbing related service calls on a timely manner.
-Performs maintenance and regular monitoring of mechanical systems.
-Responds to work related radio and pager calls.
-Responds to emergency calls to correct or remediate the problem.
-Performs other related and various job duties as assigned including but not limited to function set-ups and general services.
-Actively participates and completes training, personal development and continuing education.
-Must have and maintain valid State of Texas Drivers License and be listed as an approved driver as determined by Risk Management and insurance carrier. Must be able to pass the employee Criminal Background Check.
Ability to supervise task teams and monitor quality, team financial performance and team's time sage. Ability to establish and maintain effective working relationships. Basic knowledge and ability to install, operate, maintain and install plumbing systems and associated equipment. Skilled in proper use of the tools, equipment and devices used in the construction and maintenance trade. Knowledge of occupational and safety hazards in trade and PPE & processes to prevent accidents. Able to work and respond on weekends, holidays and after hours. Basic understanding of other trades and able to perform or assist in the completion of them.

Journeyman level experience and/or required apprentice and vocational training.

High school or equivalent plus two years related experience. Specialized training or degree can exchange for experience on a year for year basis.
