Position Description
Safely performs journeyman level tasks in the fabrication, construction, maintenance, alteration and repair of fixtures, equipment, structures, buildings, and built-in components for Texas Tech facilities. Works under general supervision with moderate latitude for the use of initiative and independent judgment.

Major/Essential Functions
1. Performs maintenance, operation and repair work on mechanical, electrical and plumbing systems and equipment (HVAC, boilers, controls, valves, VFD's, etc.).
2. Prepares and submits work documentation, to include work order submission, changes made to mechanical system (e.g. controls), etc. Supervises documentation prepared by assigned subcontractors on HVAC systems and controls.
3. Works with other trades and maintenance staff to complete maintenance and installation of other building systems.
4. Provide assistance to the electrical and plumbing departments while maintaining the integrity of all HVAC equipment.
5. Monitor and adjust set points and operating parameters of HVAC controls to optimize the performance of mechanical systems and equipment under the guidance of mechanical tradesman leader and foreman.
6. Updates, maintains and coordinates information and schematic drawings pertaining to the facilities' mechanical, electrical and plumbing systems.
7. Responds to emergency calls during business hours, after hours, holidays and weekends to help in mitigating or eliminating the problem (fire alarms, emergency calls, trouble alarms. Following troubleshooting guidelines in accordance with existing procedures and routines).
8. May cover 24/7 shifts if required.
9. Performs all preventive maintenance on assigned systems and equipment.
10. Monitors existing mechanical hydronic system to include pumps and fittings to ensure the efficient utilization of water/chemical treatment and the minimization of waste.
11. Responsible for keeping all work areas, equipment and tools clean and in excellent working conditions.
12. Responds to and corrects, environmental calls such as temperature complaints/problems, and performs on-call duties as required.
13. Maintains and monitors building energy management System. Produce reports and energy consumption trends for analysis.
14. Performs other related and various job duties as assigned including but not limited to plumbing, electrical, and special systems repairs. May cover 24/7 shifts as required by departmental needs.
15. Must have and maintain valid State of Texas Drivers License and be listed as an approved driver as determined by Risk Management and insurance carrier. Must be able to pass the employee Criminal Background Check.
-Ability to supervise task teams and monitor quality, team financial performance and team's time usage. Ability to establish and maintain effective working relationships. Basic knowledge and ability to install, operate, maintain and install of building systems and associated equipment. Skilled in proper use of the tools, equipment and devices used in the construction and maintenance trade. Knowledge of occupational and safety hazards in trade and PPE & processes to prevent accidents. Able to work and respond on weekends, holidays and after hours. Basic understanding of other trades and able to perform or assist in the completion of them.

Required Qualifications
Proficiency in written and mathematical skills as may be reflected in the completion of high school or equivalent. Three years experience in designated trade or licensed journeyman.
